SHORT TERM RENTALS RULES
Welcome to our home! To ensure a safe and enjoyable experience for everyone, please review and follow these important house rules:
1. Fire Safety
Absolutely NO open fires of any kind outside.
Use only the provided equipment, including designated barbecues.
Recently, an attempt to use a Korean-style barbecue on the deck nearly caused a fire. This is strictly prohibited.
Guests are fully responsible for any damages and fines resulting from unauthorized use of equipment.
2. Hot Tub Usage
Shower before entering the hot tub.
Follow all posted hot tub rules and those available on our website.
No smoking of any kind in or near the hot tub.
3. Garbage & Wildlife Safety
Do NOT leave food, garbage, clothing or coolers outside—this attracts bears and other wildlife.
Any damage caused by negligence in this regard will be the guest's responsibility.
4. Additional Guests
No unregistered guests without prior approval.
The maximum occupancy is eight guests. Additional guests will incur a fee of $50 per person, per night.
All guests must be registered with us for security purposes and gate access.
5. Pet Policy
Small dogs (under 15 lbs) are preferred. For any pets over 15 lbs, a refundable damage deposit is required.
Larger dogs may alos be considered only if you have Airbnb or Vrbo insurance coverage and receive prior approval. Additional fees may apply.
All dogs must be leashed when outside. Wildlife attacks are a real risk, and POA rules require leashes at all times. Fines may apply for violations.
We are not responsible for any injuries to your pets.
6. Doors, Windows, & Climate Control
If you open windows or doors for fresh air, please turn off the AC/Heat to conserve energy.
Close all windows and doors when leaving the house or when reactivating the AC/Heat.
Make sure all windows and doors are securely closed and locked when leaving or checking out.
7. Fireplace Use
Do NOT adjust or turn off the pilot lights.
The constant blue pilot flame is normal and should remain lit.
If a pilot light is turned off, a $150–$300 fee will be charged for a propane technician to relight it.
8. Tobacco & Vaping
Absolutely NO tobacco or vaping inside or outside the property.
9. Exercise & Outdoor Safety
The POA discourages biking on Big Canoe roads.
If you choose to do so, wear bright clothing, reflective gear, or lights for visibility.
10. Speeding & Traffic Rules
Speed cameras operate near the lower part of the dam.
A fine of $50 and up applies for driving 10 mph over the speed limit.
Georgia law permits tickets for going 11 mph over the posted limit. Fines are the guest’s responsibility.
11. Security Cameras
For your safety and ours, security cameras are installed at each house's front door.
Cameras are used for check-in confirmation and general security.
They also alert us to nearby wildlife, especially bears, which may approach the entrance or driveway.
12. Furnishings
Please do not move any furnishings in the house. Please check before leaving that you are not taking any silverware, dishes or pans that belong to the home.

Disclaimer: All of our properties are located in the mountain regions of GA. You will encounter animals and bugs of all sorts and varieties. We do our best to control any pests with periodic pest control from Orkin. And you will see the occasional bug, wasp, bee, butterflies, ants, etc etc. And even on certain occasions you will see deer and even a bear or two. And as of recently we have had even a Armadillo. Yes, Armadillos do exist in GA. They are not harmful. They just like to dig.
